Reservation Policies & Procedures

Renting by owner is an easy and efficient process. There is no waiting in line to check in or out because the parking passes and pool passes (your “check-in package”) are left for you prior to your arrival. Your check-in package may also include a number of brochures on the many things to do, attractions, and restaurants to those who have never visited the beach or have not visited in a number of years.

The Procedure

If you decide to stay with us, all that is required is an email with your desired dates of stay and we will block out the calendar for you immediately. Please check the calendar for availability before emailing us, since the unit books very fast, often months or even a year in advance.

If the unit is available and you have decided, a $200.00 deposit is required within ten business days of your email. The initial payment, which applies towards the total balance, can be a personal check. Once we have received your initial deposit, we will email you our standard rental agreement which shows your deposit received, balance due, and dates of stay. It also asks a few questions of you to help us complete your check-in package. It ask the number of pool tags (one for each family member or guest) and parking passes (one for each vehicle) that you will require. It also ask a four digit pin or code or your choice for the lock on the front door. This code is computer generated and activates the day and check in time and deactivates the day and check out time.

The balance and a "refundable key/security deposit" of $200.00 is then due 45 days before your arrival and is payable only by certified check or money order. All monies are in USD. Your refundable deposit is mailed back to you within 24-48 hours after your departure.

There is a $50.00 cancellation fee for reservations cancelled greater than 45 days of your arrival date. In the unlikely event of a hurricane in which there is a mandatory evacuation, we will pro-rate the days vacated and refund you these monies.

The Advantages of the North Tower:

Sea Watch Resort is conveniently located to all of the major attractions. With the recent completion of the recently completed highway 22 and 31 you can literally get up and down beach in minutes. The Resort is also only a mile from the 17 by-pass which also makes it very convenient for your travels.

There are two towers at Sea Watch Resort, a North and a South. The North Tower has all of the Resort’s amenities, which include the Captain’s Cove oceanfront restaurant, the poolside tiki-bar, concierge, fitness center, game room, ice cream shop, etc. It also has the largest and nicest of all of the pools, which gets full sun the entire day. The pools in the South Tower are also very nice but are half covered with shade by mid-afternoon. It is difficult during the busy months to move and find chairs that are in the sun. Certainly as a guest of the Resort, you are free to use any of the pools no matter which tower you stay in, but most people who are familiar with Sea Watch Resort prefer the North Tower.

Additionally, this gorgeous penthouse unit has so many upgrades compared to the standard three bedroom units at Sea Watch. It is lavishly decorated, and is the largest three bedroom unit at Sea Watch. Even both balconies have ceramic tile and beautiful furniture that you might find in your own backyard. The magnificent views are endless.

Frequently Asked Questions

  • What are the rental periods?
    We rent from Saturday to Saturday, seven nights. On rare occasions, during the off season, we may rent for four nights if the week is not booked. Winter monthly rentals may be available.
  • What is the cancellation policy?
    The cancellation policy is greater than 45 days, full refund, minus a $50.00 deposit processing fee. Less than a 45 day notice, there is no refund.
  • What does the rate include?
    The rate includes the 12% SC taxes, departure maid service, linens and towels for 8- 10 people, telephone and internet service.
  • Are there any additional charges?
    There are no additional charges unless there are damages to the unit, the unit is left in an extremely messy condition and the cleaning staff requires extra time (charged hourly) in cleaning the unit, damages, missing or broken items in the unit. The guest agrees to forfeit the entire security deposit if there is evidence of smoking in the unit, evidence of any pet or pets in the unit, more than ten guest in the unit without permission, a situation in which security is called to the unit for a disturbance or keys are checked out and not returned in the unlikely event of a lock failure. The cleaning staff requires that you remove all food from the refrigerator ($20.00 fee) and all trash from the unit ($20.00 fee). Photos are taken to substantiate food left in the refrigerator or trash left in the unit. Sea Watch also charges $10.00 for each pool wrist band not returned.
  • What is the minimum age required to rent the unit?
    The minimum age required to rent the unit is 25 years old. The person renting the unit must be present during the entire length of stay. Spring breakers are prohibited.
  • Are the pools open all year?
    The outdoor pools are open all year round. In the cooler fall and spring months, the pools are heated to 82 degrees F. The poolside jacuzzis are also open all year round. The indoor pool is enclosed with glass from about November until about April or May. The glass is removed when the warmer temperatures arrive. There may be times when a pool or Jacuzzi is closed for either maintenance or cleaning. The owner is not aware or responsible for these things since they are beyond his control.
  • How do we obtain the keys?
    In 2011, we went to a computer generated intelligent lock. This generates a code which can then be changed to a 4 digit pin or code of your choice. The lock activates with your time & date of arrival and expires on the day and time you depart. Now there is no longer a need to mail keys back and forth.
  • What other things should I know?
    The only things we request is that the unit be left in a neat condition with all wet towels left in the bath tubs upon leaving. Please leave all pool tags and parking passes on the kitchen counter when you depart. Please rinse off all sand from swim suits and toys at pool side to avoid bringing sand into the unit during your stay and avoid sitting on the furniture with wet swim suits, since the chlorine and sand from the pools and beach will wear and discolor the furniture fabrics. Finally, please start the dishwasher cycle prior to your departure to help our cleaning staff save time in getting the unit ready for the next check in. Please check all drawers for personal belongings prior to departing since the lock code will expire not long after your check out and you will not be permitted to re-enter the unit.
